Project Overview

Baynham Meikle delivered the full civil and structural engineering for a new MKM store at Plot 14, Eastern Gateway (Sproughton Enterprise Park, Ipswich). The project comprises a single B8 unit of c.1,950 m² with a dedicated trade yard, customer/van parking and mezzanine, designed within the parameters of the outline consent for the site and aligned to an architect-led scheme by Cornish Architects. The development targets BREEAM “Very Good” and integrates EV-charging provision, with the site layout tying into new roundabout and spine-road connections off Sproughton Road to accommodate HGV movements and customer traffic efficiently.

Our scope covered on-plot external works, swept-path-led yard geometry, levels and pavement design, and the structural design of the open-plan warehouse and ancillary core—optimised to the building’s rational structural grid. We also led a SuDS-based drainage strategy (attenuation, water quality and exceedance routing), producing the civils drawings that accompany the Reserved Matters submission and coordinating the necessary technical approvals with stakeholders. Together, these measures support a durable, low-maintenance platform for MKM’s operations while enhancing connectivity, accessibility and long-term sustainability across the plot.
